FULLERTON PLANNING COMMISSION <br />NOTICE OF PUBLIC HEARING <br />PROJECT REFERENCE NO.: PRJ03-00075A <br />West Coyote Hills Development — Time Extension for Conditions <br />of Approval for Final Map Vesting Tentative Tract Map <br />The City of Fullerton encourages the public to participate in the decision-making process. The <br />following notice is being provided so that you can ask questions, make comments, and stay <br />informed about projects that might be important to you. We encourage you to contact us prior to <br />the Public Hearing if you have any questions. <br />Meetina Time and Date <br />This matter will be heard on Wednesday, April 1, 2020 at 6:30 p.m. by the Planning Commission in the <br />Fullerton City Council Chamber, 303 W. Commonwealth Avenue, Fullerton, CA 92832. <br />What Is The Proposed Project? <br />The project applicant, Pacific Coast Homes, requests approval of an extension for two Conditions of <br />Approval for Vesting Tentative Tract Map No. 17609 (VTTM 17609) for the West Coyote Hills development <br />project. Each of these conditions is triggered by the VTTM Final Approval Date: (i) Mitigation Measure <br />(MM) 4.14-1 d which provides that the greenhouse gas (GHG) sustainability plan shall be submitted no later <br />than one year following final approval of VTTM 17609, and (ii) Condition MA which states that the Initial <br />Trail Improvements shall be completed no later than fourteen (14) months after the Final Approval Date. <br />The 510 acre property is bounded on the north by the City of La Habra, on the east by Euclid Street, on the <br />west by the Hawks Pointe development and City of La Mirada, and on the south by Rosecrans Avenue and <br />the Nora Kuttner and Castlewood Trails. <br />Who to Contact If You Have Questions or Comments <br />If you have any questions or would like to comment on the proposed action prior to the public hearing, <br />please contact Matt Foulkes with the Community Development Department at (714) 738-6878 or <br />MattF( <br />Where to Get More Information <br />Additional details regarding the proposed project, including the full text of the staff report, may be found on <br />the City website 72 -hours prior to the public hearing at: Under <br />"Upcoming Meetings", click on the link to the Agenda for the Planning Commission/Landmarks Commission <br />April 1, 2020 meeting. The agenda contains links to the staff report and other informational materials for <br />each agenda item. <br />Planning Commission Action Items <br />The Fullerton Planning Commission will consider whether to approve the extension for the specified <br />conditions of approval of VTTM 17609, for the West Coyote Hills property as described above. The request <br />is limited solely to extending the time for when these conditions of approval must be completed. No other <br />action to modify the project, the map, or conditions of approval will be considered. An Environmental Impact <br />Report, plus Addendum #1 were previously approved for this project.
